You will have a completed form for each of the centers you visit. Go to each center and safely park to make your observations. All the data can be obtained through observation.

You should provide pictures from google map and your inspections (smartphone pictures are good enough) as supporting evidence.

Note that this is a very basic assignment and does not require measurement or checking regulatory issues. You will need to type in the responses or mark them electronically so that they can be submitted via the internet.

2. Module 5 Act. 

Go to the real estate website (http://www.realtor.com, /www.zillow.com, etc.Links to an external site.) and identify five residential properties in close proximity to where you are living that you believe are most alike. Identify the variables (characteristics) that differentiate the properties and highlight the potential value of these variables. Does list price mean the same as sales price or closing price? If not, why?

Search the web to identify websites that list property data including sales price. List these sites and determine how these sites may or may not make money. Please note that in some states, the actual sales price does not need to be publicly disclosed.

Explain how the lack of disclosure of sales price might impact valuations.

This is an internet search assignment. Know asking price, sales price and try to get the best residential data. Note, most counties have internet data on their assessor websites. You can find these. Find a property for sale in Broward or Dade Counties on realtor.com. Get the size measure from realtor.com. Get the size from zillow.com and either the Dade or Broward Assessors data (miamidade.gov and bcpa.net I think) and any other source you might find (on the internet). Evaluate the data from each source and comment. Would your findings impact an assessment of value?

3. Module 6 Act.

Identify the variables (characteristics) that differentiate the properties and highlight the potential value of these variables. You can look at properties with any type of use.
  2. Explain how land sales and valuation may differing from a property with improvements. Do not just cut and paste or use links. Please use photos, narrative, and data for your presentations.
